<br />West of the 6th P.M. in Hall County, Nebraska,
<br />excepting the following tracts: (1) tract conveted to
<br />Lester J. Brase and Patricia A. Brase, husband and
<br />wife, by Survivorship Warranty Deed filed for record in
<br />the Office of the Register of Deeds of Hall County,
<br />Nebraska, on September 28, 1971, recorded in Book 165
<br />of Deeds at Page 4757 (2) tract conveyed to Lester J.
<br />Brase and Patricia A. Brase, husband and wife, by
<br />Survivorship Warranty Deed filed for record in the
<br />Office of the Register of Deeds of Hall County,
<br />Nebraska, on December 10, 1975, recorded in Book 180 of
<br />Deeds at Page 4047 (3) tract conveyed to the State of
<br />Nebraska by Warranty Deed filed for record in the
<br />Office of the Register of Deeds of Hall County,
<br />Nebraska, on October 19, 1943, recorded in Book 85 of
<br />Deeds at Page 127 (4) tract conveyed to the State of
<br />Nebraska by Warranty Deed filed for record on June 23,
<br />1983, recorded as Document No. 83-0032837 and (5)
<br />tract conveyed by War.ranty Deed to the State of
<br />Nebraska filed for record on June 23, 1983, recorded as
<br />Document No. 83-003284,
<br />
<br />subject to easements, reservations, covenants, restrictions of
<br />record and a life estate in Grantor.
<br />
<br />GRANTOR covenants with GRANTEE, 8S follows:

<br />1. GRANTOR is lawfully seised of the real estate and the real
<br />estate is free of encumbrances7

<br />2. GRANTOR has legal power and lawful authority to convey the
<br />real estate to GRANTEE7 and

<br />3. GRANTOR warrants and will defend title to the real estate
<br />against the lawful claims of all persons.
