RICHARDS and LISA M. RICHARDS, husband and wife, as joint ,tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following-described real estate in Hall County, Nebraska: A tract of land comprising a part of the Northeast Quarter (NEl) of section Eight (8), Township Twelve (12) North, Range Nine (9) West of the 6th P.M., Hall County, Nebraska, and more particularly described as follows: First, to ascertain the point of beginning, start at the southeast corner of said Northeast Quarter (NE!): thence northerly along and upon the east line of said Northeast Quarter (NEl), a distance of Two Hundred Sixty-One (261.0) feet: thence westerly, parallel with the south line of said Northeast Quarter (NEl), a distance of Thirty-Nine and Nineteen Hundreths (39.19) feet to a point on the westerly right of way line of U. S. Highway No. 281 and being the ACTUAL point of beginning: thence continuing westerly along the last described course a distance of Five Hundred Four and Seventeen Hundredths (504.17) feet: thencenort.herly, parallel with the east line of said Northeast Quarter (NEl), a distance of One Thousand Thirty and Four Hundredths (1,030.04) feet: thence easterly, parallel with the north line of said Northeast Quarter (NEl), a distance of Five Hundred Three and Ninety-One Hundredths (503.91) feet to a point on the westerly right-of-way line of U. S. Highway No. 281: said point being Thirty-Nine and Fifty-Five Hundredths (39.55) feet west of the east line of said Northeast Quarter (NEl); thence southerly along and upon said right of way line a distance of One Thousand Twenty-Four and Eighty-One Hundredths (1,024.81) feet to the ACTUAL point of beginning and containing 11.887 acres, more or less; TO HAVE AND TO HOLD the above-described premises together wi th all tenements, hereditaments and appurtenances thereto belonging, unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. Grantors do hereby covenant with the Grantees that Grantors are lawfully seized of said premises: that they are free from encumbrance; that they are conveyed subject to covenants, condi- tions, restrictions, reservations and easements of record: that Grantors have good right and lawful authority to convey the same: and that Grantors warrant and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event -1-
