Upon acceleration under paragraph IJ or ahandonment of Ihe Property, l.ender (in person, by agent or by judicially ap- pointed receiver) shall be entitled to enter upon, take posse~sion of and manage the Property and to collect the rents of the ProperlY including those past due. Any rents collected by Lender or lhe receiver shall be applied firsl 10 payment of the costs of manage- ment of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's bonds and reasonable atlorneys' fees, and then to the sums secured by this instrument. Upon payment of all sums secured by [his instrument, Lender shall request Trustee to reconvey lhe Property and shall surrender this instrumem and all notes evidencing debt secured by lhisinstrument to Trustee. I f one or more riders arc executed by Borrower and record- ed together with this instrument, the covenants and agreements of each such rider shall be incorporated into and shall amend and supplement the covenants and agreements of this instrument as if lhe rider(s) were a part of .his instrument. 19. The covenants herein contained shall bind, and the benefits and advantages shall inure 10, the respective heirs, executors, ad- ministrators, Sllccessors, and assigns of the parties hereto.
