<br />KNOW ALL MEN BY THESE PRESENT: That FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF
<br />LINCOLN, Successor Trustee, upon a Deed of Trust made and entered into on or about
<br />July 14, 1982,by and between Margaret K. Keel and Thomas B.Keel, Trustors, and
<br />Joseph H. Badami, Trustee with.a substitution of trustee naming First Federal Savings
<br />arid Loan AssoCiation of Lincoln as Successor Trustee, and First Federal Savingsan:d'
<br />Loan Association of Lincoln, as Beneficiary, of the Mortgage Records of the Register'
<br />of Deeds'office of Hall County, Nebraska, hereiri calied the GRANTOR, in consideration
<br />of Thirty-five Thousand and No/IOO Dollars ($35,000.00), and other.valuable conside-
<br />ration recei,ved from Grantee, does hereby grant, bargain, sell, convey and confirm
<br />unto'FIRSTFEDERALSAVINGS AND LOAN ASSOCIATION OF LINCOLN, a United States
<br />Corporation, herein called the GRANTEE, the following described real eS,tate in Hall
<br />County, Nebraska:

<br />Lot Four (4), Block Twenty (20), in Kernahan and Decker's
<br />Addition to the City of Grand Island, Hall County, Nebraska.

<br />TO HAVE AND TO HOLD the above-described premises together with all
<br />tenements, hereditaments and apppurtenances thereto belonging unto the Grantee, and to
<br />Grantee's successors and assigns forever.

<br />Grantor does hereby covenant with the Grantee and with the Grantee's
<br />successors and assigns:

<br />(1) That Margaret K. Keel and Thomas S. Keel, Trustors, failed to pay the
<br />Beneficiary payments which were contractually due, and the Grantor~ at the request or
<br />the Beneficiary, elected to declare the entire unpaid principal balance, together with
<br />interest thereon, at once immediately due and payable.

<br />(2) That a Notice of Default was filed by Grantor on January 19, 1988, in
<br />Document No. 88-100241 of the Miscellaneous Records in the Register of Deeds office of
<br />Hall County, Nebraska. A copy of the Notice of Default was served upon Margaret K.
<br />Keel; Thomas S. Keel; Home Federal Savings and Loan Association of Grand Island; Da-Ly
<br />Realty & Insurance, Inc.; and John Doe and _ Doe, his wife, by certified mail,
<br />postage prepaid, on January 22. 1988.
<br />
<br />(3) That Trustors, Margaret K. Keel and Thomas S. Keel. failed to cure the
<br />, default referenced in the Notice of Default within 30 days after the service of the
<br />Notice of Default.

<br />(4) That a Notice of Trustee's Sale was filed and a copy of the Notice of
<br />Trustee's Sale was served upon Margaret K. Keel; Thomas S. Keel; Home Federal Savings
<br />and, Loan Association of Grand Island; Da-Ly Realty & Insurance, Inc.; and John Doe and
<br />~ Doe, his wife, by certified mail, postage prepaid on March 3, 1988.
<br />
<br />(5) Grantor published Notice of Trustee's Sale, to be held on Tuesday. the
<br />19th day of April, 1988, at 10 o'clock a.m., at Grand Hiland, Hall County, Nebraska,
<br />which Notice was published in Grand Island Independent, Hall County, Nebraska, once a
<br />week for five (5) consecutive weeks, commencing on ~arch 2, 1988. and ending on March
<br />'30, 1988. The last publication on Notice was at least ten (10) days prior to the
<br />',Trustee's Sale, and said'sale was not later than thirty (30) days after the last
<br />publication of Notice.
<br />
<br />(6) Grantor conducted the sale of the real property at public auction and
<br />has accepted the bid of First Federal Savings and Loan Association of Lincoln in the
<br />'sum ofThirty~five Thousand and No/IOD Dollars ($35,000.00), as the highest bid upon
<br />said real property. Grantor has compl~ed with the requirements of the
<br />above-referenced Deed of Trust and the requirements of Nebraska Statutes, ~76-l00l
<br />'throughI76-i018, ,1965, in the exercise of the sale of the real property described
<br />,heJ:.efilattheTrustee's Sale held on April 19. 1988.
<br />
<br />Th~sDeed shall operate to convey to the Grantee. without right of
<br />re~~tion.the Grantor's t.itle and all right. title, interest and claim of the
<br />Tri-$tor~ancltheir successors in. interest and of all persons claiming by, through or
<br />undef;i~'uiAand to the above.described real property, including all such right,
<br />tit;ie, iilterest and claim in interest subsequent to the execution of the Deed of
