<br />I <br /> <br />88- 1020.43 <br /> <br />"Leases") more particularly described on Exhibit A-2 attached <br />hereto and incorporated herein by reference for all purposes, <br />which Leasehold Estates cover those certain lots, tracts or <br />parcels of land lying and being situated in the State of <br />Nebraska, in the counties and as more particularly described in <br />said Exhibit A-2 and any fee interest Mortgagor may at any time <br />hereafter acquire in and to a liar any pa rt thereof <br />(individually, a "Leasehold Property" and collectively, the <br />"Leasehold properties"); and <br /> <br />c, <br /> <br />C. all improvements now or hereafter placed on the Fee <br />Properties and the Leasehold Properties (unless, but only to <br />the extent that, such improvements are the property of the <br />lessors under the Leases), and all equipment, apparatus, <br />fixtures, trade fixtures, inventory and all other property, now <br />or hereafter belonging to Trustor and now or hereafter <br />installed, used or situated on the Fee Properties and the <br />Leasehold Properties or the improvements thereon, including, <br />but not limited to, all heating, lighting, refrigeration, <br />plumbing, v~ntilating, incinerating, water-heating, cooking, <br />dishwashing, radio, communication, electrical and <br />ai r-condi t ioning equipment, together wi th a 11 appliances, <br />generators, engines and machinery, elevators. pumps, motors, <br />compressors, boilers, condensing units, disposals, range hoods, <br />furniture, furnishings, sprinklers, wiring, pipe, doors, <br />windows. window screens, draperies, awnings, shelving, mantels, <br />cabinets. paneling, wall coverings and floor coverings, and <br />such other goods. chattels, general intangibles. accounts and <br />other personal property as are ever used or furnished in <br />operating a building or buildings or in conducting any activity <br />therein upon the Fee Properties and the Leasehold Properties. <br />including, without limi tat ion, a 11 items of personal property <br />described in that certain Security Agreement (herein so called) <br />of even date herewith, executed by Trustor, SunWest Development <br />Co. , ruc. ("SunWest..) and Robert J. Pierson ("Pierson") in <br />favor of Beneficiary, and all renewals, replacements and <br />substitutions thereof and additions and accessions thereto, <br />whether or not the same are or shall be attached to the realty <br />in any manner, together with all building materials and <br />equipment now or hereafter delivered to such premises and <br />intended to be installed thereon, it being Trustor' s intention <br />that to the extent permitted by law a 11 such property is or <br />will be fiztures upon, and be a part of. the Fee Properties and <br />Leasehold Properties above described; and together with all <br />other interest of every kind and character in and to the real <br />property herein described which the Trustor, Sun~est or Pierson <br />now owns or at any time hereafter acquires. <br /> <br />All property above described (whether one or more tracts <br />and whether real and personal property or only realty or only <br /> <br />- 2 - <br /> <br />L <br /> <br />-.J <br /> <br />L <br />
