<br />
<br />KNOW ALL MEN BY THESE PRESENTS:
<br />
<br />That John R. Brownell, Attorney at Law, Trustee, upon a Deed
<br />of Trust made and entered into on or about the 24th day of
<br />November, 1981, by and between Roger W. Luft and Donna R. Luft,
<br />husband and wife, and Luft Plumbing and Heating, Inc., Trustors;
<br />John R. Brownell, Attorney at Law, Trustee; and Beneficiary,
<br />Commercial Savings Company of Grand Island, predecessor in
<br />interest to Omaha National B~nk, a national banking association,
<br />now known as FirsTier Bank, National Association, Omaha, Nebraska,
<br />a national banking association, and recorded as Document Number
<br />81-005924, in the Office of the Register of Deeds of Hall County,
<br />Nebraska, on the 30th day of November, 1981/ herein called the
<br />GRANTOR, in consideration of Seven Thousand Two Hundred and No/IOO
<br />Dollars ($7,200.00) and other valuable consideration, received
<br />from GRANTEE, does hereby grant, bargain, sell, convey, and
<br />confirm unto FirsTier Bank, National Association, Omaha, Nebraska,
<br />a national banking association, herein called the GRANTEE, the
<br />following described real property in Hall County, Nebraska:
<br />
<br />The Westerly Thirty-Five (35) Feet of Lot Four (4), in
<br />Block Four (4), in the Original Town, now City, of Grand
<br />Island, Nebraska.
<br />
<br />Lot Fifteen (15) in Hawthorne Place being a part of the
<br />Northwest Quarter (NW 1/4) of Section Twenty-Two (22) in
<br />Township Eleven (11) North, Range Nine (9), West of the
<br />Sixth P.M., Hall County, Nebraska.
<br />
<br />to have and to hold the above-described premises together will all
<br />tenements, hereditaments, and appurtenances thereto belonging unto
<br />the GRANTEE and to GRANTEE'S heirs, successors and assigns
<br />forever.
<br />
<br />GRANTOR does hereby covenant with the GRANTEE and with the
<br />GRANTEE'S heirs, successors and assigns:
<br />
<br />1. That Roger W. Luft and Donna R. Luft and Luft Plumbing
<br />and Heating, Inc., Trustors, failed to pay the Beneficiary
<br />payments which were contractually due, and the GRANTOR, at the
<br />request of the Beneficiary, elected to declare the entire unpaid
<br />principal balance, together with interest thereon, at once
<br />immediately due and payable.

<br />2. That a Notice of Default was filed by GRANTOR on the 30th
<br />day of December, 1987, as Document No. 87-107392, in the Office of
