GARRISON and VIRGINIA GARRISON, husband and wife, hereinafter called the Subdividers, as owners of a tract of land comprising a part of Lot Twenty-five (25), Matthews Subdivision; part of Lot One (1), Mainland, together with the accretion land thereto; and part of the Southwest Quarter of the Northwest Quarter (SW 1/4 NW 1/4) of Section Twenty-seven (27), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., in Grand Island, Hall County, Nebraska, more particularly described as follows: Beginning at the Southwest corner of said Northwest Quarter (NW 1/4); thence easterly along the South line of said Northwest Quarter (NW 1/4) a distance of forty-one and five-tenths (41.5) feet to the easterly right-of-way line of Locust Street; thence northerly along said right-of-way line a distance of one hundred forty-five and thirty-six hundredths (145.36) feet to a point forty-two and six hundredths (42.06) feet East of the West line of said Section Twenty-seven (27), also being a point on the centerline of the North Channel of the Platte River, this being the place of beginning; thence continuing northerly along the last described course and along said right-of-way line a distance of thirty-five and fourteen hundredths (35.14) feet to a point forty-two and two-tenths (42.2) feet East of the West line of said Section Twenty-seven (27); thence continuing northerly along said right-of-way line a distance of twenty-nine and two-tenths (29.2) feet to a point forty-five and three-tenths (45.3) feet East of the West line of said Section Twenty-seven (27); thence continuing northerly along said right-of-way line a distance of one hundred sixty-nine and thirteen hundredths (169.13) feet to a point forty-six (46.0) feet East of the West line of said Section Twenty-seven (27); thence deflecting right 89 degrees 08' and running easterly a distance of three hundred forty-eight and three-tenths (348.3) feet to a point on the westerly line of Lot Twenty-five (25), Matthew's Subdivision; thence deflecting left 89 degrees 48' and running northerly along the westerly line of said Lot r- !
