<br />CHEF FRANCISCO FOODS, INC.), a Corporation organized and existinq
<br />under the laws of Nebraska, GRANTOR, in consideration of ONE
<br />DOLLAR ($1.00) AND OTHER VALUABLE CONSIDERATION received from
<br />GRANTEE, AT&T COMMUNICATIONS OF THE MIDWEST INC., the followino
<br />described real estate (as defined in Neb. Rev. Stat. S 76-201):

<br />A tract of land comprising a part of the Northwest Quarter of
<br />the Southwest Quarter (NW~SW~) of Section Four (4), Township
<br />Eleven (11) North, Range Nine (9) West of the 6th P.M., in
<br />Hall County, Nebraska, more particularly described as follows:
<br />Beginning at a point on the north line of Roberts Street,
<br />said point being Two Hundred Eighty-Nine (289.0) feet east
<br />of the easterly right-of-way line of U.S. Highway No. 281;
<br />thence easterly along the north line or said Roberts Street,
<br />a distance of Forty-Nine and Seven Tenths (49.7) feet; thence
<br />deflecting left 89029'26" and running northerly, a distance
<br />of One Hundred Eight and Forty-One Hundredths (108.41) feet;
<br />thence deflecting right 89035'39" and running easterly, a
<br />distance of Two Hundred Thirty-Eiqht and Eight Tenths (238.8)
<br />feet; thence deflecting right 900~5'54" and running southerly,
<br />a distQnce of One Hundred Eight and Fifty-Five Hundredths
<br />(108.55) feet to the northerly line of said Roberts Street;
<br />thence easterly along the north line of said Roberts Street,
<br />a distance of Sixty-Six and Fifteen Hundredths (66.15) feet;
<br />thence deflecting left 90018'13" and running northerly, a
<br />distance of Three Hundred Thirty (330.0) feet; thence deflect-
<br />ing left 90008'44" and running westerly a distance of Three
<br />Hundred Fifty-Four and Seventy-Seven Hundredths (354.77) feet;
<br />thence deflecting left 89053'14" and running southerly a dis-
<br />tance of Three Hundred Thirty (330.0) feet to the place of
<br />beginning, and containing 2.088 acres, more or less, reserving
<br />to the Grantor, its successors and assigns, a permanent ease-
<br />ment for maintenance, repair and replacement of the railroad
<br />improvements situated on the following described real property:

<br />way line of Roberts Street, said point being Three
<br />Hundred Fourteen (314.0) feet east of the easterly
<br />right-of-way line of u.S. Highway No. 281; thence
<br />northerly parallel to the easterly right-of-way line
<br />of said u.S. Highway No. 281, a distance of Three
<br />Hundred Thirty (330.0) feet.

<br />GRANTOR covenants with GRANTEE that GRANTOR is lawfully seized
<br />of such real estate and that it is free from encumbrances except
<br />easements and restrictions of record and as above set forth; has
<br />legal power and lawful authority to convey the same; and warrants
<br />and will defend title to the real estate against the lawful claims
<br />of all persons.
