<br />County, Nebraska, more particularly described as follows: Beginning at the Northwest
<br />COrner of said Northeast Quarter; thence Southerly along the West line of said
<br />Northeast Quarter, a distance of 1,236.36 Feet, to the Northerly right of way line of
<br />the C.B. & Q. Railroad; thence Southeasterly along said right of way line a distance
<br />of 400 Feet; thence Northerly parallel to said Westerly lipe of the Northeast Quarter
<br />a distance of 263 Feet; thence Northwesterly parallel to said Northerly right of way
<br />line of the C.B, & Q. Railroad a distance of 368.85 Feet to a point 30 Feet East of
<br />the West line of said Northeast Quarter; thence Northerly along a line 30 Feet East

<br />(2) has legal power and lawful authority to convey the same;

<br />(3) warrants and will defend the title to the real estate against the lawful claims of all persons.
