<br />10, West of the 6th Principal Meridian, Hall
<br />County, Nebraska
<br />
<br />Grantee is the owner and holder of a mortgage en such real
<br />estate dated April 10, 1985, in the original principal sum
<br />of $120,000.00 entered as Document 85-002322 in the records
<br />of the Register of Deeds of Hall County, Nebraska. Nothing
<br />herein shall be deemed or construed to constitute or effect
<br />a release or waiver of said mortgage or a merger of the
<br />mortgage lien into the title hereby conveyed.

<br />(1) is lawfully seised of such real estate and that it is free from encumbrances excep t easements,
<br />covenants and restrictions of record.

<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR:
