EAKES, husband and wife, <br />each in his and her own right and as spouse of the other, herein <br />called the Grantors, for and in consideration of the sum of ONE <br />DOLLAR ($1.00) and severance of joint tenancy received from <br />Grantee, do hereby grant, bargain, sell, convey and confirm unto <br />GRETCHEN D. EAKES, who is one of the Grantors, the following <br />described real estate situated in Hall County, Nebraska: <br /> <br />Lot Twenty-four (24) in Block Four (4) in Replat of <br />Riverside Acres, an addition to the city of Grand <br />Island, Hall County, Nebraska. <br /> <br />TO HAVE AND TO HOLD the premises above described, together <br />with all the tenements, hereditaments and appurtenances thereunto <br />belonging, unto the said Grantee and to Grantee's heirs and <br />assigns forever. And we hereby covenant with the said Grantee <br />and with Grantee's heirs and assigns, that we are lawfully seized <br />of said premises, that they are free from encurobrance, except <br />easements of record, and that we have good right and lawful <br />authority to sell the same; and we hereby covenant to warrant and <br />defend the title to said premises against the lawful claims of <br />all persons whomsoever.
