<br />conveys to GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. 76-201):
<br />All of Lot #1, in Block #82, Original Townsite of Grand Island, being at the corner of
<br />Walnut and Second Streets, in the City of Grand Island, County of Hall, in the State of
<br />Nebraska, together with all the tenements, hereditaments and appurtenances thereunto
<br />belonging unto the said GRANTEE, its successors and assigns forever.
<br />Subject to any condition an accurate survey may show, and subject to covenants, conditions,
<br />reservations, liens, encumbrances, restrictions, encroachments, and easements and to
<br />any zoning and governmental regulations now or hereafter in effect, relating to or affecting
<br />the premises, including the Encroachment Agreement dated August 23, 1968 and filed August
<br />27, 1968 in Book 18, Page 55.

<br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR:

<br />(1) is lawfully seised of such real estate and that it IS free from encumbrances except as
<br />noted hereinaboye;
<br />
<br />(2) has legal power and lawful duthority to convey the same;
<br />
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons, claiming
<br />e~y.~rough or under The Firestone Tire & Rubber Company, but not further or otherwise.
