<br />
<br />WILLIAM B. HIGHT, ALSO KNOWN AS W. B. HIGHT, AND VIRGINIA
<br />E. HIGHT, husband and wife, each in his and her own right
<br />and as spouse of the other, herein called the Grantors, for
<br />and in consideration of the sum of ONE DOLLAR ($1.00), LOVE
<br />AND AFFECTION, received from Grantee, do hereby grant,
<br />bargain, sell, convey and confirm unto RUTH ANN BOEKA, the
<br />following described real estate situated in Hall County,
<br />Nebraska:

<br />An undivided one-fourth (~) interest in and to
<br />the South Half of the Southeast Quarter (S~SE~)
<br />of Section Fifteen (15), Township Ten (10) North,
<br />Range Eleven (11), West of the 6th P.M., Hall
<br />County, Nebraska.
<br />
<br />The conveyance of this one-fourth (~) interest in the
<br />real estate, when combined with the conveyance of another
<br />one-fourth (~) interest by deed from the same Grantors,
<br />makes Grantee the owner of an undivided one-half (~) interest
<br />in all of said real estate.
<br />
<br />TO HAVE AND TO HOLD the premises above described,
<br />together with all the tenements, hereditaments and appurte-
<br />nances thereunto belonging, unto the said Grantee and to
<br />Grantee's heirs and assigns forever. And we hereby covenant
<br />with the said Grantee and with Grantee's heirs and assigns,
<br />that we are lawfully seized of said premises, that they are
<br />free from encumbrance, except easements of record, and that
<br />we have good right and lawful authority to sell the same;
<br />and we hereby covenant to warrant and defend the title to
<br />said premises against the lawful claims of all persons
<br />whomsoever. And the said Grantors hereby relinquish all
<br />right, title, claim and interest in and to the above described
<br />premises.
