The Subdividers agree to grade all lots in <br /> <br />the subdivision in conjunction with the structures thereon in <br /> <br />such a manner as to conduct storm water flow to the public <br /> <br />right-of-way. <br /> <br />5. Sidewalks. The City hereby waives the imm~diate con- <br />struction of any and all sidewalks adjacent to said subdivision <br /> <br />and within said subdivision. However, the Subdividers agree that <br /> <br />any and all sidewalks will be constructed by the lot owners <br /> <br />within six months after a directive from the Grand Island City <br />Council. <br /> <br />6. Landscaping. The Subdividers agree to landscape an <br />area averaging thirty feet in width adjacent to Highway 30 on Lot <br /> <br />2 of the subdivision, pursuant to the requirements of Section <br /> <br />32-13(3) of the Grand Island City Code. Such landscaping shall <br /> <br />be completed within two years of issuance of occupancy permit for <br /> <br />the principal structure on Lot 2 and shall thereafter be properly <br /> <br />maintained. Outside storage of unassembled or unfinished <br /> <br />materials or products, and inoperable equipment or motor vehicles <br /> <br />on the lot shall be suitably screened by a sight-obscuring fence, <br /> <br />foliage, or other screening material. <br /> <br />7. Warranty. The undersigned owners, as Subdividers, <br />warrant that they are the owners in fee simple of the land <br /> <br />described and proposed to be known as WESTGATE FOURTH SUB- <br /> <br />DIVISION, and that an abstract of title will be submitted for <br /> <br /> <br />examination, if necessary, upon request of the City of Grand <br /> <br />Island. <br /> <br />8.
