The Subdividers agree to grade all lots in the subdivision in conjunction with the structures thereon in such a manner as to conduct storm water flow to the public right-of-way. 5. Sidewalks. The City hereby waives the imm~diate con- struction of any and all sidewalks adjacent to said subdivision and within said subdivision. However, the Subdividers agree that any and all sidewalks will be constructed by the lot owners within six months after a directive from the Grand Island City Council. 6. Landscaping. The Subdividers agree to landscape an area averaging thirty feet in width adjacent to Highway 30 on Lot 2 of the subdivision, pursuant to the requirements of Section 32-13(3) of the Grand Island City Code. Such landscaping shall be completed within two years of issuance of occupancy permit for the principal structure on Lot 2 and shall thereafter be properly maintained. Outside storage of unassembled or unfinished materials or products, and inoperable equipment or motor vehicles on the lot shall be suitably screened by a sight-obscuring fence, foliage, or other screening material. 7. Warranty. The undersigned owners, as Subdividers, warrant that they are the owners in fee simple of the land described and proposed to be known as WESTGATE FOURTH SUB- DIVISION, and that an abstract of title will be submitted for examination, if necessary, upon request of the City of Grand Island. 8.
