<br />That Norwest Bank Nebraska, N.A., a federal banking institution
<br />with its principal place of business in Omaha, Douglas Count,y, Nebraska
<br />Trusete under a Deed of Trust made and entered into on or about
<br />December 16, 1985, by and bet_ween Ira L. Simons and Lorraine J.
<br />Simons, husbana and wife, Trustors, and Norwest Bank Nebraska, N.A.,
<br />a federal banking institution, Trustee and Beneficiary, said Deed
<br />of Trust appearing at Doc. #85-006217 of the Mortgage Records of
<br />the Register of Deeds of Hall Conty, Nebraska, having been filed
<br />on December l7, 1985 (herein called the "Grantor"), in consideration
<br />of the sum of $9,000.00 and other good and valuable considerat,lon
<br />received from Grantee, does hereby grant, bargain, sell, convey
<br />and confirm unto Norwest Bank Nebraska, N.A., a federal banking
<br />institution (hereinafter "Grantee" where appropriate), the following
<br />described real property in Hall County, Nebraska:

<br />Lot 6 and the E. 31' of Lot 7 in the Block
<br />4 in Blain Add. to the City of Grand Island,
<br />Hall Co. Nebraska
<br />
<br />to have and hold the above described premises together with al I
<br />tenements, hereditaments and appurtenances thereunto belonging unto
<br />the Grantee and to Grantee's successors and assigns forever. Grantor
<br />does hereby covenant wi th Grantee and Grantee's successors and assigns:

<br />1. That Ira L. Simons and Lorraine J. Simons failed to pay
<br />to Beneficiary payments which were contractually due, and t~hat Grantor,
<br />at the request of the Benef iciary, elected to dec I are the ent ire

<br />immediately due and payable;

<br />of Default was served by certified mail, postage prepaid, upon the

<br />130 South Locust_ Street" Grand Island, Nebraska. Said Notice was
<br />published in the Grand Island Daily Independent., a legal newspaper.
<br />of Hall County, Nebraska, once a week for five consecutive weeks,
<br />commencing on November 30, 1987 and concluding on December 28, 1987.
<br />The last publ ication of not-ice was at least ten (10) days pri or
<br />to the Trustee's Sale held on January 11, 1988, and said sale
<br />was not later than 30 days after the last publication of Notice.
