<br />I <br /> <br />88- 100317 <br /> <br />r- <br /> <br />-6- <br /> <br />17. <br /> <br />FUTURE ADVANCES. <br /> <br />Upon the request of the Mortgagor, the Mortgagee, at its <br />option, prior to release of this mortgage, may make future <br />advances to the Mortgagor. Such future advances, with interest <br />thereon as specif~~d by promissory notes to be executed by the <br />Mortgagor, shall be secured by this mortgage. At no time shall <br />the principal amount of the indebtedness secured by this <br />mortgage, not including such sums as may be advanced by the <br />Mortgagee under the preceding provisions of this mortgage, <br />exceed the original amount. <br /> <br />18. TERMINATION ON SALE. <br /> <br />The Mortgagor acknowledges that the Mortgagee has advanced <br />sums secured by this mortgage to Mortgagor personally in <br />reliance upon Mortgagor's particular credit rating and history. <br />The Mortgagor further acknowledges and agrees that performance <br />of Mortgagor's obligations under this mortgage and under the <br />promissory note secured by this mortgage may not be directly or <br />indirectly delegated or assigned to any other person. <br /> <br />At the option of the Mortgagee, this agreement shall <br />terminate if the Mortgagor sells, by deed or enters into a <br />contract for deed, all or any part of the Mortgaged Property or <br />Mortgagor's interest in the Mortgaged Property to any other <br />person, corporation or entity without the written consent of <br />the Mortgagee or if by operation of law, title to all or any <br />part of the Mortgaged Property becomes vested in any person, <br />corporation or entity other than the Mortgagor in any manner <br />whatsoever, except (a) upon a transfer by law to a survinving <br />Mortgagor upon the death of the other or (b) if the Mortgagor, <br />without giving any option to purchase, leases all or any part <br />of the property for not more than 3 years. Upon such <br />termination, all sums secured by this mortgge shall immediately <br />become due and payable and this mortgage may be foreclosed. <br /> <br />The direct or indirect acceptance of one or more payments <br />on the indebtedness or of the sums secured by this mortgage <br />from any other than the Mortgagor shall not constitute the <br />Mortgagee's consent to or approval of any sale of all or any <br />part of the Mortgaged Property or of the Mortgagor's interest <br />therein. Nor shall such acceptance constitute the waiver by <br />the Mortgagee of its right to terminate the mortgage. <br /> <br /> <br />19. WAIVER OF REDEMPTION. <br /> <br />If any Mortgagor is a corporation, general partnership or <br />limited partnership, it hereby wholly waives any statutory <br />period of redemption.
