<br />KNOW ALL MEN BY THESE PRESENTS THAT:
<br />
<br />WHEREAS, in an action in the District Court of Hall County,
<br />Nebraska, wherein COMMERCIAL FEDERAL SAVINGS AND LOAN
<br />ASSOCIATION, a corporation, was Plaintiff and RICK D. WESTERLIN,
<br />LORI WESTERLIN, and NORWEST BANK GRAND ISLAND, NATIONAL ASSOCI-
<br />ATION, were Defendants, being filed as Case No. 92-329, there was
<br />entered, on October 26, 1987, a Decree of foreclosure finding
<br />that there was due Plaintiff the sum set forth in Plaintiff's
<br />petition, and unless Defendants, or one of them, within twenty
<br />days from the date of said Decree pays to Plaintiff, the amount
<br />so found due with interest and costs, that David C. Huston,
<br />Master Commissioner, should sell as upon execution, according to
<br />law, the real estate hereinafter described: and
<br />
<br />WHEREAS, default having been made therein, the Master
<br />Commissioner did, on December 17, 1987, having first given due
<br />and legal notice of the time and place of said sale as provided
<br />by law, sell said property at public auction to COMMERCIAL
<br />FEDERAL SAVINGS AND LOAN ASSOCIATION, Plaintiff herein: and
<br />
<br />WHEREAS, said sale was afterwards and on January 4, 1988,
<br />duly examined and confirmed by said Court and said Master
<br />Commissioner was then and there ordered and directed by said
<br />Court to execute and deliver to said Purchaser a deed conveying
<br />said property in fee simple to said Purchaser.
<br />
<br />NOW, THEREFORE, I, David C. Huston, Master Commissioner, in
<br />consideration of the premises, and by virtue of the powers vested
<br />in me by the laws of the State of Nebraska, and said Decree of
<br />foreclosure of said Court and the Order confirming said sale, and
<br />in order to carry into effect the sale so made as aforesaid, and
<br />in consideration of the sum of $32,934.09, the receipt whereof
<br />being hereby acknowledged, do hereby grant, bargain, sell, convey
<br />and confirm unto COMMERCIAL FEDERAL SAVINGS AND LOAN ASSOCIATION,
<br />and to its successors and assigns forever, the following
<br />described real estate, to-wit:
