<br />KNOW ALL MEN BY THESE PRESENTS:
<br />That, Whereas, in an action in the District Court of the
<br />Eleventh Judicial District of the State of Nebraska, within and
<br />for said County of Hall, being Case No. 93-025 wherein The
<br />Equitable Building and Loan Association of Grand Island,
<br />Nebraska, a corporation, is Plaintiff, and Howard M. Edwardson
<br />and patricia C. Edwardson, et al. are Defendants, at the January
<br />1st Term, A.D. 1987, of said Court, The Equitable Building and
<br />Loan Association of Grand Island, Nebraska did obtain a Decree
<br />finding that there is due from Howard M. Edwardson and Patricia
<br />C. Edwardson to The Equitable Building and Loan Association of
<br />the sum of Twenty-Two Thousand Nine Hundred Seventy-Three Dollars
<br />and Sixty Cents ($22,973.60), and whereas, it was then and there
<br />further ordered in said action that in default of the payment of
<br />the sum so found due by the said Howard M. Edwardson and patricia
<br />C. Edwardson, that the Sheriff of said County of Hall, or some
<br />other person authorized by the Court, should cause the lands and
<br />tenements hereinafter described to be advertised and sold
<br />according to law, to pay the same, and whereas, default having
<br />been made therein James H. Truell was appointed Master
<br />Commissioner on October 26, 1987, to sell the real estate under
<br />and by virtue of the said Decree and the Order of Sale to him
<br />duly directed, and he did on the 18th day of December, 1987, in
<br />the lower lobby of the Hall County Courthouse, in Grand Island,
<br />Hall County, Nebraska, having first given due and legal notice of
<br />the time and place of said sale by publication once in each week
<br />for four successive weeks in The Grand Island Daily Independent,
<br />a newspaper printed and in general circulation in said County of
<br />Hall, sell said premises at public auction to The Equitable
<br />Building and Loan Association of Grand Island, Nebraska,
<br />for the sum of Twenty-Three Thousand Five Hundred Seventy-Three
<br />Dollars and Forty-Two Cents ($23,573.42), which sale was
<br />afterward examined and confirmed by said Court, and the said
<br />James H. Truell, as such Master Commissioner, ordered to convey
<br />the said premises in fee simple to the said The Equitable
<br />Building and Loan Association of Grand Island, Nebraska.
<br />NOW, THEREFORE, I, the said James H. Truell, Master
<br />Commissioner, as aforesaid, in consideration of the premises and
<br />by virtue of the powers vested in me by law and the Decree of
<br />said Court, do hereby Sell, Grant, and Convey to the said The
<br />Equitable Building and Loan Association of Grand Island,
<br />Nebraska, the premises so as aforesaid sold, to-wit: '
<br />
<br />Lot Two (2), Block Twenty-One (21), Original Town, now
<br />City of Grand Island, Hall County, Nebraska.

<br />successors and assigns, and
<br />forever.

<br />undersigned Notary Public in and for said County, personally
<br />appeared the said James H. Truell, Master Commissioner, to me
<br />personally known to be the identical person who signed the
<br />foregoing instrument as grantor, and he acknowledged the same to
<br />be his voluntary act and deed, as such Master Commissioner, for
<br />the uses and purposes therein set forth.
