88_ 100024 r kind and nature whatsoever now or hereafter attached or affixed to the Improvements or the Land or used primarily, from time to time, in connection with the use and enjoyment of the Premises or the maintenance or preservation thereof (collectively, the "Personal Property" ) ; E. The Mort~lagor's estate, right, title and interest in all subleases of space, licenses, occupancy or conces- sion agreements (collectively, "Leases"; each, a "Lease") granted by Mortgagor now existing or hereafter entered into relating to the Land or the Improvements and any and all amendments,. modifica- tions, supplements and rene'dals of Leases, whether now in effect or hereafter coming into effect, including, without limitation, all rents, additional rents, cash or securities deposited thereun- der to secure performance of the sublessee's obligations thereun- der, revenues, earnings, profits and income, advance rental payments, payments incident to assignment, sublease or surrender of a Lease, claims for forfeited deposits and claims for damages, now due or hereafter to become due, with respect to any Lease; and F. The r-1ortgagor I s share of all proceeds of the conversion, voluntary or involuntary, of any of the foregoing into cash or liquidated claims inc~uding, without limitation, proceeds of insurance and condemnation a'dards v!i th respect thereto, includ- ing interest thereon and any and all awards or payments and interest thereon; Mortgagor does hereby bind itself and its successors and assigns to WARRANT AND FOREVER DEFEND the leasehold estate in the Mortgaged Property on behalf of the Trustee and on behalf of his respective successors and assigns against any and every person lawfully claiming all or any part or interest in the Mortgaged Property.
