NIEMOTH, a single person, herein called the Grantor, in consideration of TWENTY-SEVEN THOUSAND FIVE HUNDRED AND N0!100 DOLLARS ($27,500.00) received from Grantees, does grant, bargain, sell, convey and confirm unto LAWRENCE E. NIEMOTH and DARLENE A. NIEMOTH, husband and wife, as joint tenants with right of survivorship and not as tenants in common, herein called the Grantees, the following-described real estate in Hall County, Nebraska: A tract of land comprising a part of the Northwest Quarter of the Northwest Quarter (NW!:iNW!:I) of Section Twenty-Four (24), Township Twelve (12) North, Range Nine (9) West of the Sixth (6th) Principal Meridian, Hall County, Nebraska, more particularly described as follows: Beginning at a point on the North line of said Section Twenty-Four (24), said point being Five Hundred Five and Fifty- Four Hundredths (505.54) feet East of the Northwest corner of said Section Twenty-Four (24); thence easterly along the North line of said Section Twenty-Four (24), a distance of Four Hundred Twenty-Nine (429.0) feet; thence deflecting right 900 00' and running southerly, a distance of Four Hundred Seventy-Seven (477.0) feet; thence deflecting right 900 00' and running westerly, a distance of Four Hundred Twenty-Nine (429.0) feet; thence deflecting right 900 00' and running northerly, a distance of Four Hundred Seventy-Seven (477.0) feet to the place of beginning and containing 4.698 acres, more or less; these premises are also known as Lot One (1), Niemoth Subdivision, in Hall County, Nebraska. TO HAVE AND TO HOLD the above-described premises together wi th all tenements, hereditaments and appurtenances thereto belonging, unto the Grantees and to their assigns, or to the heirs and assigns of the survivor of them forever. Grantor does hereby covenant with the Grantees that Grantor is lawfully seized of said premises; that they are free from encumbrance; that they are conveyed subject to covenants, conditions, restrictions, reservations and easements of record; that Grantor has good right and lawful authority to convey the same; and that Grantor warrants and will defend the title to said premises against the lawful claims of all persons whomsoever. It is the intention of all parties hereto that in the event of the death of either of the Grantees, the entire fee simple title to the real estate shall vest in the surviving Grantee.
