NIEMOTH, a single person, herein called the <br />Grantor, in consideration of TWENTY-SEVEN THOUSAND FIVE HUNDRED <br />AND N0!100 DOLLARS ($27,500.00) received from Grantees, does <br />grant, bargain, sell, convey and confirm unto LAWRENCE E. NIEMOTH <br />and DARLENE A. NIEMOTH, husband and wife, as joint tenants with <br />right of survivorship and not as tenants in common, herein called <br />the Grantees, the following-described real estate in Hall County, <br />Nebraska: <br /> <br />A tract of land comprising a part of the Northwest Quarter <br />of the Northwest Quarter (NW!:iNW!:I) of Section Twenty-Four (24), <br />Township Twelve (12) North, Range Nine (9) West of the Sixth <br />(6th) Principal Meridian, Hall County, Nebraska, more particularly <br />described as follows: <br /> <br />Beginning at a point on the North line of said Section <br />Twenty-Four (24), said point being Five Hundred Five and Fifty- <br />Four Hundredths (505.54) feet East of the Northwest corner of <br />said Section Twenty-Four (24); thence easterly along the North <br />line of said Section Twenty-Four (24), a distance of Four Hundred <br />Twenty-Nine (429.0) feet; thence deflecting right 900 00' and <br />running southerly, a distance of Four Hundred Seventy-Seven <br />(477.0) feet; thence deflecting right 900 00' and running <br />westerly, a distance of Four Hundred Twenty-Nine (429.0) feet; <br />thence deflecting right 900 00' and running northerly, a distance <br />of Four Hundred Seventy-Seven (477.0) feet to the place of <br />beginning and containing 4.698 acres, more or less; these premises <br />are also known as Lot One (1), Niemoth Subdivision, in Hall County, <br />Nebraska. <br /> <br />TO HAVE AND TO HOLD the above-described premises together <br />wi th all tenements, hereditaments and appurtenances thereto <br />belonging, unto the Grantees and to their assigns, or to the <br />heirs and assigns of the survivor of them forever. <br /> <br />Grantor does hereby covenant with the Grantees that Grantor <br />is lawfully seized of said premises; that they are free from <br />encumbrance; that they are conveyed subject to covenants, <br />conditions, restrictions, reservations and easements of record; <br />that Grantor has good right and lawful authority to convey the <br />same; and that Grantor warrants and will defend the title to said <br />premises against the lawful claims of all persons whomsoever. <br /> <br />It is the intention of all parties hereto that in the event <br />of the death of either of the Grantees, the entire fee simple <br />title to the real estate shall vest in the surviving Grantee. <br /> <br />Dated tflritiied~q 7g~ 1987. <br /> <br />.J2 'J i, 2 ;} < <br />/ /~/u<v J, ~/ ,; //???
