<br />20. Auignment of Ren..; Appointment of Receiver: Lend8\' In Possession. As additional security hereunder, Borrower
<br />hereby assigns to Lender therl;lnts of the Properly, provided that Borrower shall, prior to acceleration under paragraph 18
<br />hereof or abandonment of the Properly, have the right to collect and retain such rents as they become due and payable.
<br />Upon acceleration under paragraph 18 hereof or abandonment of the properly, Lender, in person, by agent or by judicially
<br />appointed receiver, shall be entitled to enter upon,take possession of and manage the Properly and to collect the rents oftha
<br />Properly Including those past due. All rents collected by Lender of the receiver shall be applied first to payment of the costs of
<br />management of the Properly and collection of rents, including, but not limited to, reciever's fee's, premiums on receiver's
<br />borids and reasonable attorney's fees, and then to the sums secured by this Deed of Trust. Lender and the receiver shall be
<br />liable to account only for those rents actually received. . . .
<br />21 ~ . Future Adv.nc... UpOn request of BOrrower, Lendin, at Lender's option, prior to full reconveyance of the Properly by
<br />Trust.ee to Borrower, may makeFuture Advances to Borrower. Such Future Advances, with interestthereon, shall be Secured
<br />by this Deed of Trust when evidenced by promissory notes stating thatsaid notes are secured hereby. At no time shall the
<br />principal ;imount of the Indebt'edness secured by this Deed of Trust. not including sums advanced In accordance herewith to
<br />protect the security of this Deed of Trust. exceed the Original amount of the Note pius US$ -0-
<br />22. Reconveyance. Upon payment of all sums secured by this Deed ofTrust. Lender shall request Trustee to reconvey the
<br />Properly and shall surrender this Deed of Trust and all notes evidencing indebtedness securedby this Deed of Trust to
<br />Trustee. Trustee shall reconvey the Properly without warranty and withoutcharge to the person or persons legally entitled
<br />thereto. Such person or persons shall pay all costs of recordation. if any. . .
<br />23. Substlhri. Truatee. Lender, at Lender's option, may from time to time remove Trustee and appoint a successor trustee
<br />to any Trustee appointed hereunder by an instrument recorded in the county in which this Deed of Trust is recorded. Without
<br />conveyance of the Properly, the successor trustee shall succeed to all the title, power and duties conferred upon the Trustee
<br />herein and by applicable law.
<br />24. Request for Notic... BOrrower requests that copies of the notice of default and notice of sale be sent to Borrower's
<br />address which is the Properly Address.
