<br />r <br /> <br />87- 10'7118 <br /> <br />Mortgagors shall furnish Mortgagees with proof of payment of <br />the real estate taxes and special assessments and of the <br />insurance premiums for the fire and extended-coverage insurance <br />by mailing or otherwise delivering to Mortgagees copies of the <br />receipts evidencing payment of the real estate taxes and payment <br />of the insurance premiums within twenty (20) days after payment <br />of the taxes and insurance premiums each year. <br /> <br />Mortgagors agree to keep the real estate, including all <br />improvements, in reasonably good condition and repair at <br />Mortgagors' expense until Mortgagors have fully paid all of <br />Mortgagors' obligations under this Mortgage, including payment of <br />the unpaid balance of purchase price. Mortgagors agree to make <br />all necessary repairs and replacements in the heating system, <br />plumbing system, sewer system, electrical system and other <br />improvements on the real estate. Mortgagors agree to keep and <br />maintain the real estate and all improvements in a condition of <br />repair at least equal to the condition of the real estate and <br />improvements at the time of the execution of this Mortgage. <br /> <br />Mortgagors agree Mortgagees have the right once every three <br />(3) months to inspect the real estate during reasonable day light <br />hours and to enter upon the real estate and improvements for the <br />inspection. <br /> <br />( <br />r- <br />[ <br /> <br />Mortgagors agree not to sell or contract to sell the real <br />estate secured by this Mortgage without the prior written consent <br />of Mortgagees, Mortgagees agreeing by acceptance of delivery of <br />this Mortgage not to unreasonably withhold consent to the sale of <br />the real estate by Mortgagors to a financially responsible person <br />or persons. The consent of Mortgagees to the sale by Mortgagors <br />shall not release Mortgagors from Mortgagors' liability under <br />this Mortgage. <br /> <br />Mortgagors agree not to make any changes, alterations or <br />additions to the improvements on the real estate without the <br />prior written consent of Mortgagees. All plans and <br />specifications for changes, alterations or additions to the <br />improvements on the real estate must first be submitted to <br />Mortgagees for Mortgagees' prior written consent and approval of <br />the plans and specifications for the proposed changes, <br />alterations or additions to be made by Mortgagors. Mortgagors <br />agree to make a 11 changes, a 1 tera t ions or addi t ions to <br />improvements on the real estate for which consent has been given <br />by Mortgagees in a good and workmanlike manner.
