The Subdividers agree to grade all lots in the subdivision in <br /> <br />conjunction with the development proposed thereon so that storm drainage is conveyed to a public <br /> <br />right-of-way or to other drainage systems approved by the Director of Public Works. <br /> <br />5. Sidewalks. The Subdividers shall install and maintain all public sidewalks <br /> <br />required by the City of Grand Island when the lots are built upon, and such sidewalk shall be <br /> <br />regulated and required with the building permit for each such lot. <br /> <br />6. Flood Plain. All structures constructed on lots in the regulatory flood plain <br /> <br />shall have the lowest noor elevation to a minimum of one f()ot above the elevation of the 100 year <br /> <br />flood as determined by the building pennit rcceived by the Subdivider or succcssors frolll the <br /> <br />Building Departlnent under the provisions of Neb. Rev. Stat., ~2-1506.06, R.R.S. 1943. No <br /> <br />baselnent shall be constructed in connection with any structure in the flood plain unless such <br /> <br />baselnent is flood proofed to a point one foot above the 100 year Flood Plain and certifiecl as such by <br /> <br />a qualified engineer or architect. <br /> <br />7. Set Backs. The minimum front yard setback shall be maintained along all <br /> <br />portions of Lot 27 adjacent to Sandalwood Drive. The north lot line of Lot 27 shall be considered a <br /> <br />side yard and the east lot line shall be considered a rear yard for purposes of setbacks. The rninimum <br /> <br />front yard setback shall be maintained along all portions of Lot 12 adjacent to Fleetwood Road. The <br /> <br />north lot line of Lot 12 shall be considered a rear yard and the west and northeast lot I ines shall be <br /> <br />considered a side yard f()r purposes of setbacks. <br /> <br />- 4 - <br />
