<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS, that Shaun M. James,
<br />Successor Trustee, hereinafter referred to as Grantor, as Trustee under the Trust
<br />Deed hereinafter described, hereby grants and conveys to Washington Mutual
<br />Bank, herein referred to as Grantee, without any covenants or warranty
<br />expressed or implied, all of the following described real estate, to-wit:

<br />Lot Five (5), in Block One Hundred Twenty-Four (124), Union Pacific
<br />Railroad Company's Second Addition to the City of Grand Island, Hall
<br />County, Nebraska..

<br />This conveyance is made pursuant to the powers conferred on Grantor by that
<br />Trust Deed dated June 30, 2004, and recorded in the office of the Register of
<br />Deeds of Hall County, Nebraska, on July 20,2004, as Instrument No.
<br />200407164, the Beneficiary of which Trust Deed was Mortgage Electronic
<br />Registration Systems, Inc. solely as nominee for A & S Mortgage Services Corp.
<br />d/b/a Residential Mortgage Services, Leonel Rivera and Celia Rivera, husband
<br />and wife, and Juan Valencia Perez, a single person, as Trustors, and John W.
<br />Herdzina, Attorney at Law, as Trustee, in the Register of Deeds Office of Hall
<br />County, Nebraska, and wherein the Trustors granted and conveyed to such
<br />Trustee, on the Trusts therein expressed, the property hereinabove described to
<br />secure, among other obligations, the payment of a certain note and interest
<br />described in said Trust Deed according to the terms thereof and after the
<br />fulfillment of the conditions specified in the Trust Deed authorizing this
<br />conveyance by reason of a breach and default by the Trustors made under the
<br />terms of said Trust Deed in the particulars set forth in the Notice of Default filed
<br />by the Trustee, which default continued until the time of sale at 10:00 a.m. on
<br />November 7,2006, at which sale held at the East front door of the lower lobby of
<br />
