<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 4th day of January, 2007, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on November 9, 2004 as Instrument
<br />No. 0200410945 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary
<br />of the Department of Housing and Urban Development, hereinafter called "Grantee."
<br />
<br />WHEREAS, on August 24, 2006, Shaun Michelle James, Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Brent L. Hammond and Sunshine A.
<br />Hammond, husband and wife, Trustors, under that certain Deed of Trust recorded on November 9,
<br />2004 as Instrument No, 0200410945 in the office of the Register of Deeds of Hall County,
<br />Nebraska, covering that certain premises described as:

<br />LOT 15 OF ABRAHAMSON'S SUBDIVISION OF BLOCK 42 OF CHARLES
<br />WASMER'S SECOND ADDITION TO THE CITY OF GRAND ISLAND,
<br />HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />torth the nature of such breach and of his election to sell or cause to he sold such property to satisfY
<br />the obligation, Said Notice of Default was filed for record in the OtIi.ce of the Register of Deeds of
<br />Hall County, Nebraska, on August 28, 2006, as Instrument No. 0200607674.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on October 25, 2006, Grantor caused to be published in the
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the East front door of the lower lobby of the courthouse, Hall County, Nebraska
<br />at 10:00 a.m. on December 12, 2006. Publication of such notice was made for five consecutive
<br />weeks on October 25, 2006, November 1, 2006, November 8, 2006, November 15, 2006 and
<br />November 22, 2006, the last publication being at least ten (10) days but not more than thirty (30)
<br />days prior to the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />----R.R.S. Nebraska. _ _ _
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney tor Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of $74,142.47, it being the
<br />highest bidder therefor. Wells Fargo Bank, N.A. has assigned all of its right, title and interest in
<br />such bid to Grantee.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of $74,142.47 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Brent L. Hammond and
