<br />known as Barbara Ogden, husband and wife, GRANTORS, in consideration of estate planning,
<br />conveys to GRANTEES, RICHARD A. OGDEN, Trustee under the RICHARD A. OGDEN
<br />TRUST AGREEMENT DATED JANUARY 30, 2007, and BARBARA J. OGDEN, Trustee

<br />tract therefrom as recorded in Book 98, Page 373 in the Register of Deeds

<br />GRANTORS covenant Gointly and severally, if more than one) with GRANTEES that

<br />(1) are lawfully seised of such real estate and that it is free from encumbrances except
<br />easements and restrictions of record;

<br />(2) have legal power and lawful authority to convey the same; and
<br />(3) warrant and will defend title to the real estate against the lawful claims of all persons.
