<br />You are hereby given Notice of Default under a Deed of Trust
<br />executed by MARY ANN KEESHAN, a widowed person, dated February 20,
<br />2004, and recorded February 25, 2004, as Document No. 0200401647
<br />in the Office of the Register of Deeds of Hall County, Nebraska;
<br />said Deed of Trust securing the following property:
<br />
<br />LOT SIXTEEN (16), BLOCK FOUR (4), IN REPLAT OF RIVERSIDE
<br />ACRES, AN ADDITION TO THE CITY OF GRAND ISLAND, HALL
<br />COUNTY, NEBRASKA, known as 2208 Cottonwood Drive,
<br />Grand I~land, Nebraska 68801
<br />
<br />said Deed of Trust being in favor of Five Points Bank, a Nebraska
<br />Banking corp'oration, Trustee and Beneficiary under said Deed of
<br />Trust.
<br />
<br />Said defaul t under the terms of said Deed of Trust has
<br />occurred by virtue of nonpayment of the payments as they became
<br />due and payable under a Promissory Note dated September 20, 2002,
<br />and designated as Loan No. 775238, in the principal sum of One
<br />Hundred Fifty Thousand Five Hundred Eighty Three Dollars
<br />($150,583.00), payable in nine (9) payments in the amount of Eight
<br />Thousand Seven Hundred Forty-Three Dollars and Fourteen Cents
<br />($8,743.14) and one final payment in the amount of One Hundred
<br />Twenty Nine Thousand Sixty Three Dollars and Thirty-Eight Cents
<br />($129,063.38), last payment due September 29, 2006, in the amount
<br />of $8,743.14 plus interest. There is now due the principal
<br />balance in the amount of One Hundred Forty Four Thousand Five
<br />Hundred Fifty-One Dollars and Fifty-Six Cents ($144,551.56)
<br />together with interest of Seven Thousand Five Hundred Fifty-Two
<br />Dollars and Fifty-Two Cents ($7,552.52), late charges of One
<br />Thousand Three Hundred Eleven Dollars and Forty-Five Cents
<br />($1,311.45) for a total amount due and owing of ONE HUNDRED FIFTY
<br />THREE THOUSAND FOUR HUNDRED FIFTEEN DOLLARS and FIFTY-ONE CENTS
<br />($153,415.51), together with per diem interest accruing at the
<br />rate of $76.29 from and after January 31, 2007.
<br />
<br />In addition, Trustors are hereby liable to Trustee, Five
<br />Points Bank, for all fees and costs associated with this default
<br />and recovery'pursuant to Nebraska Statute ~76-1012.
<br />
<br />By virtue of said default, Trustee,
<br />determined to sell or cause to be sold
<br />satisfy the obligations referred to above.

<br />The default may be cured within Thirty (30) days of the
<br />filing of this Notice, and the obligations of the Deed of Trust
<br />may be thereby reinstated as provided in Nebraska Statute ~76-
<br />1012.
