<br />This instrument, made this 5th day of January, 2007, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hercin~ftcr called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on November 15, 2004 as
<br />Instrument No. 0200411079 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />David L. Larson and Catherine M. Larson, husband and wife, as joint tenants with rights of
<br />survivorship, hereinafter called "Grantee,"
<br />
<br />WHEREAS, on October 9,2006, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Leroy W. Zimmerman and Emily A. Zimmerman, husband and wife, Trustors,
<br />under that certain Deed of Trust recorded on November 15,2004 as Instrument No. 0200411079 in
<br />the office of the Register of Deeds of Hall County, Nebraska, covering that certain premises des-
<br />cribed as:
<br />
<br />LOT ELEVEN (11), IN BLOCK ONE (1) IN KNICKREHM FIFTH
<br />ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY,
<br />NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on October 11,2006, as Instrument No. 0200609085.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of l' rust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on November 14, 2006, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska,
<br />a Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 10:00 a.m. on January 3, 2007. Publication of such notice was
<br />made for five consecutive weeks on November 14, 2006, November 21,2006, November 28,2006,
<br />December 5, 2006 and December 12,2006, the last publication being at least ten (10) days but not
<br />more than thirty (30) days prior to the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, Ronald S. Depue, altomey for Grantor, did at the ..
<br />time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $116,911.00, it being the highest bidder
<br />therefor.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of $116,911.00 so
<br />bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors
<br />and assigns forever, all the estate, right, title and interest of which the said Leroy W. Zimmerman
<br />and Emily A. Zimmerman, husband and wife, and their successors in interest, were seized or
<br />possessed at the time said Deed of Trust was given, or at any time thereafter, in and to the premises
<br />sold as aforesaid, to-wit:
