<br />TRUSTEE'S DEED
<br />
<br />KNOW ALL MEN BY THESE PRESENTS, that Shaun M. James,
<br />Successor Trustee, hereinafter referred to as Grantor, as Trustee under the Trust
<br />Deed hereinafter described, hereby grants and conveys to Washington Mutual
<br />Bank, herein referred to as Grantee, without any covenants or warranty
<br />expressed or implied, all of the following described real estate, to-wit:

<br />Lot Four (4), Block seventy-one (71). Wheeler and Bennett's second
<br />addition to the City of Grand Island, Hall County, Nebraska.

<br />This conveyance is made pursuant to the powers conferred on Grantor by that
<br />Trust Deed dated July 19, 2002, and recorded in the office of the Register of
<br />Deeds of Hall County, Nebraska, on July 25, 2002, as Instrument No.
<br />200207722, the Beneficiary of which Trust Deed was Mortgage Electronic
<br />__ 8~g~!!"atiol'! Systems, In9,~9.I~ly as nominee for Mountain West Financial, Inc.,
<br />Pedro F. Requena and Yadria Requena, husband and wife, as Trustors, and
<br />First American Title Insurance Company as Trustee in the Register of Deeds
<br />Office of Hall County, Nebraska, and wherein the Trustors granted and conveyed
<br />to such Trustee, on the Trusts therein expressed, the property hereinabove
<br />described to secure, among other obligations, the payment of a certain note and
<br />interest described in said Trust Deed according to the terms thereof and after the
<br />fulfillment of the conditions specified in the Trust Deed authorizing this
<br />conveyance by reason of a breach and default by the Trustors made under the
<br />terms of said Trust Deed in the particulars set forth in the Notice of Default filed
<br />by the Trustee, which default continued until the time of sale at 10:00 a.m. on
<br />November 7, 2006, at which sale held at the East front door of the lower lobby of
<br />the courthouse, Hall County, Nebraska. The property was sold to the highest
<br />bidder, the Grantee herein, following notice of sale as required by law.
