<br />WARRANTY DEED
<br />
<br />HAROLD L. HANSSEN AND BONNIE L. HANSSEN, husband and wife,
<br />each in his and her own right and as spouse of the other, herein
<br />called the Grantors, for and in consideration of the sum of ONE
<br />DOLLAR ($1.00) AND OTHER GOOD AND VALUABLE CONSIDERATION received
<br />from Grantee, do hereby grant, bargain, sell, convey and confirm
<br />unto PLATTE VALLEY STATE BANK AND TRUST COMPANY, TRUSTEE, the
<br />following described real estate situated in Hall County,
<br />Nebraska:

<br />An undivided one-third (~) interest in and to the West
<br />Fifty-three and One-third (53~) rods of the East Half
<br />of the Northeast Quarter (E~NE~) of Section Five (5),
<br />Township Ten (10) North, Range Nine (9), West of the
<br />6th P.M., Hall County, Nebraska,
<br />
<br />subject to easements and restrictions of record.

<br />TO HAVE AND TO HOLD the premises above described, toge~her
<br />with all the tenements, hereditaments and appurtenances thereunto
<br />belonging, unto the said Grantee and to Grantee's successors and
<br />assigns forever. And we hereby covenant wiLh the said Grantee
<br />and with Grantee's successors and assigns, that we are lawfully
<br />seized of said premises, that they are subject to public utility
<br />easements of record but free of any and all other liens or
<br />encumbrances of any kind, except a water main connection fee
<br />under Grand Island City Council Resolution # 2003-178 which Buyer
<br />assumes and 3grees to pay and rlgh~s of current tenant under a
<br />lease which expires on February 28, 2007, and that we have good
<br />right and lawful authority to sell the same; and we hereby
<br />covenant to warrant and defend the title to said premises against
<br />the lawful claims of all persons whomsoever. And the said
<br />Grantors hereby relinquish all rigllt, title, claim and interest
<br />in and to the above described premises, except their rights under
<br />the Deed of Trust in which they are BenefIciaries and Buyer is
<br />Trustor.
