<br />RA YMOND D. COLLIER, SUCCESSOR TRUSTEE OF THE LA VERNA D.
<br />COLLIER REVOCABLE LIVING TRUST AGREEMENT DATED MAY 22, 2002, AS
<br />AMENDED, GRANTOR, for and in consideration of ONE HUNDRED THIRTY-NINE
<br />THOUSAND AND NINE HUNDRED AND NO/lOO DOLLARS ($139,900.00) received from
<br />GRANTEES, THOMAS C. JAMES and LINDA L. JAMES, husband and wife, conveys to
<br />GRANTEES as joint tenants with rights of survivorship and not as tenants in common, the
<br />following-described real estate (as defined in Neb. Rev. Stat. 76-201) situated in Hall County,
<br />Nebraska:

<br />Lot Six (6), in Block Two (2), Southern Acres Addition to the City
<br />of Grand Island, Hall County, Nebraska
<br />
<br />subject to easements and restrictions of record.
<br />
<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances;
<br />
<br />(2) has legal power and lawful authority to convey the same; and
<br />
<br />(3) warrants and will defend title to the real estate against any acts of the GRANTOR.
