<br />WILLIAM H. DIBBERN, Trustee of the WILLIAM H. DIBBERN REVOCABLE
<br />TRUST DATED NOVEMBER 25, 2003, GRANTOR, in consideration of One Dollar ($1.00) Love
<br />and Affection, received from GRANTEES, SCOTT A. LOY and CARRIE J. LOY, husband and
<br />
<br />wife, convey to GRANTEES, as joint tenants and not as tenants in common, the following described
<br />
<br />real estate (as defined in Neb. Rev. Stat. 76-201):
<br />
<br />Lot 1, CJL Subdivision, Hall County, Nebraska; RESERVING, HOWEVER,
<br />an ingress-egress right-of-way easement for the benefit of the GRANTOR, his
<br />successors and assigns, with said easement to be on, over, and across a portion
<br />of said Lot 1 and consisting of a strip of land being 40.0 feet in width and
<br />located along the East boundary of said Lot 1 and a strip of land being the
<br />South 60.0 feet of the East 350.0 feet of said Lot 1. Said easement shall inure
<br />and extend to the benefit ofthe lessees, licensees, agents, employees, and visitors
<br />of the GRANTOR, his successors and assigns, and shall continue in full force
<br />and effect until either abrogated or annulled by mutual agreement.

<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances except
<br />easements, (specIfIcally including the above-described easement) covenants and
<br />restrictions of record;
<br />
<br />(2) has legal power and lawful authority to convey the same; and
<br />(3) warrants and will defend title to the real estate against the lawful claims of all persons.
