<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this 25th day of October, 2006, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on September 29, 2005 as
<br />Instrument No. 0200509702 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Federal National Mortgage Association, hereinafter called "Grantee."
<br />
<br />WHEREAS, on August 9, 2006, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Alicia Hernandez Mendez, a single woman, Trustor, under that certain Deed of
<br />Trust recorded on September 29, 2005 as Instrument No. 0200509702 in the office of the Register
<br />of Deeds of Hall County, Nebraska, covering that certain premises described as:

<br />LOT TEN (10) AND FRACTIONAL LOTS ELEVEN (11) AND TWELVE
<br />(12) IN BLOCK TWO (2) IN BLAIN ADDITION LOCATED ON LOTS
<br />FOUR (4) AND FIVE (5) OF GARRETT'S SUBDIVISION OF THE
<br />NORTHEAST QUARTER (NEl/4) OF SECTION NINE (9), IN TOWNSHIP
<br />ELEVEN (11) NORTH, RANGE NINE (9) WEST OF THE 6TH P.M., HALL
<br />COUNTY, NEBRASKA, EXCEPTING A TRACT OF LAND MORE
<br />P ARTICULARL Y DESCRIBED IN WARRANTY DEED RECORDED AS
<br />DOCUMENT NO. 94-104042,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on August 11,2006, as Instrument No. 0200607144.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on September 12, 2006, Grantor caused to be published in
<br />The Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska,
<br />a Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on October 24, 2006. Publication of such notice was
<br />made for five consecutive weeks on September 12,2006, September 19,2006, September 26, 2006,
<br />October 3, 2006 and October 10,2006, the last publication being at least ten (10) days but not more
<br />than thirty (30) days prior to the date of sale.

<br />A copy of such notice of the time and place of sak~ VvT.5 thereafter mailed to aU parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RRS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDennott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A., successor by merger to Wells Fargo
<br />Home Mortgage, Inc. for the sum of $45,652.91, it being the highest bidder therefor. Wells Fargo
