<br />Howard H. Kleier, a single person, a1k/a Howard Kleier, a1k/a Howard Herman
<br />Emerson Kleier, GRANTOR, in consideration of One Hundred and Twelve Thousand
<br />Dollars ($112,000) and other good and valuable consideration, receipt of which is hereby
<br />acknowledged, conveys to William L. Beck, General Partner of Beck Family Investments
<br />Limited Partnership, a Nebraska limited partnership, GRANTEE, the following described
<br />real estate (as defined in Neb. Rev. Stat. Section 76-201):

<br />A tract in the Northwest Quarter of the Northwest Quarter (NWYtNWYt) of
<br />Section 27, Township 10 North, Range 9 West of the 6th P.M., Hall County,
<br />Nebraska, being more particularly described as follows: Referring to the NW
<br />comer ofthe NWYt of the NWYt of said Section 27, thence Easterly on the North
<br />line of said NWYt ofthe NWYt on an assumed bearing ofN90000'00"E, a
<br />distance of 42.00 feet to the point of beginning, said point being on the Easterly
<br />right-of-way line of old U.S. Highway #281; thence continuing Easterly on the
<br />North line of said NW 'i4 of the NW Yt, bearing N90000'00"E a distance of
<br />266.20 feet; thence Southerly bearing S0023 'OO"W a distance of 500.00 feet;

<br />of beginning.

<br />GRANTOR covenants with GRANTEE that GRANTOR:

<br />(1) is lawfully seised of such real estate and that it is free from encumbrances,
<br />except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against the lawful claims of all
