MEYER,~' <br />DECEASED, GRANTOR, conveys and releases to VICKI R BARTELS and CHERYL A. <br />CARSTENS, as tenants in common, GRANTEES, all of GRANTOR'S interest in the following <br />described real estate (as defined in Neb. Rev. Stat. ~ 76-201) located in Hall County, Nebraska, <br />subject to a limited life estate which the GRANTOR hereby conveys and releases to Kenneth E. <br />Nienhueser therein pursuant to Article VI, Paragraph B. of the Last Will and Testament of <br />Margaret A. Nienhueser dated March 24,2005, to-wit: <br /> <br />A tract ofland comprising a part of the West Half of the Southeast Quarter <br />(Wl/2SEl/4) of Section Twelve (12), Township Eleven (11) North, Range Nine <br />(9) West of the 6th P.M., Hall County, Nebraska, more particularly described as <br />follows: Beginning at the Southwest corner of l.Jot Two (2) of SchaaPs <br />Subdivision, thence Northerly on the Westerly line of said Lot Two (2) extended <br />a distance of 361.3' thence deflecting left 900 and in a Westerly direction, a <br />distance of 253 .18'; thence deflecting left 900 and in a Southerly direction <br />parallel to the Westerly line of said Lot Two (2) of Schaaf's Subdivision, a <br />distance of 455.12' to a point on the Northerly County Road Right-of-way line; <br />thence deflecting Left 110020' and in a Northeasterly direction along and upon <br />the said Northerly county road right-of-way line, a distance 01'270' to the point of <br />beginning and containing 2.37 acres, more or less; and a tract ofland comprising <br />a part ofthe West Half of the Southeast Quarter (WI/2SEl/4), Section Twelve <br />(12), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., Hall <br />County, Nebraska, more particularly described as follows: Referring to the <br />Southwest corner of Lot Two (2) Schaaf's Subdivision, thence in a Southwesterly <br />direction along and upon the Northerly County road right-of-way line, a distance <br />of 270' to the point of beginning, thence deflecting right 110020' and in a <br />Northerly direction a distance of 455.12', thence deflecting left 900 and in a <br />Westerly direction 93.77'; thence deflecting left 900 and in a Southerly direction <br />489.87' to a point on the Northerly County road right-of-way line; thence <br />deflecting left 110020' and in a Northeasterly direction along and upon the <br />Northerly County road right-of-way line, a distance of 100' to the point of <br />beginning and containing 1.02 acres, more or less; <br /> <br />subject to easements, reservations, covenants and restrictions of record. <br /> <br />GRANTOR has determined that GRANTEES are the persons entitled to distribution of <br />the real estate from said estate.
