<br />This instrument, made this 5th day of September, 2006, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on June 18, 2001 as
<br />Instrument No. 0200105841 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />Larson Construction, Inc., hereinafter called "Grantee."
<br />
<br />WHEREAS, on June 20, 2006, Grantor, executed a Notice of Default pursuant to which
<br />notice was given to Jennifer 1. Fry and Joshua P. Parker, both single persons, Trustors, under that
<br />certain Deed of Trust recorded on June 18,2001 as Instrument No. 0200105841 in the office of the
<br />Register of Deeds of Hall County, Nebraska, covering that certain premises described as:
<br />
<br />THE NORTHERLY EIGHTY EIGHT (88) FEET OF LOTS ONE (1) AND
<br />TWO (2), IN BLOCK EIGHTEEN (18), IN SCHIMMER'S ADDITION TO
<br />THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on June 22, 2006, as Instrument No. 0200605586.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on July 24, 2006, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street,
<br />Grand Island, Hall County, Nebraska at 10:00 a.m. on September 1, 2006. Publication of such
<br />notice was made for five consecutive weeks on July 24, 2006, July 31, 2006, August 7, 2006,
<br />August 14,2006 and August 21,2006, the last publication being at least ten (10) days but not more
<br />than thirty (30) days prior to the date of sale.
<br />
<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RR.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did at the
<br />time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Grantee for the sum of $64,115.15, it being the highest bidder
<br />therefor.

<br />NOW, THEREFORE, in consideration of the premises and of the sum of$64,115.15 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said Jennifer 1. Fry and Joshua P.
<br />Parker, both single persons, and their successors in interest, were seized or possessed at the time
<br />said Deed of Trust was given, or at any time thereafter, in and to the premises sold as aforesaid,
<br />to-wit:
