<br />200607965 <br /> <br />Service lines for individual residences for public utility services which are available to a lot from <br />an underground source shall be kept underground. <br /> <br />14. Exposed antennas or aerials of any kind shall not be used except satellite dishes <br />which shall not exceed eighteen (18) inches in diameter. They must not be visible from the street <br />which the front of the primary structure faces and must be attached to the primary structure. No <br />mercury or sodium vapor lights are allowed on any lot. Lighting installed by the City of Grand <br />Island, Nebraska or the State of Nebraska is exempted from all lighting restrictions. <br /> <br />15. No campers, trailers, motor or mobile homes, recreational vehicles or trucks larger <br />than a three-quarter (3/4) ton pickup truck shall be stored on any lot, driveway, or on the street in <br />front of or on the side of any lot. No campers, trailers, motor or mobile homes, boats, recrea- <br />tional vehicles or trucks shall be left on the streets overnight. <br /> <br />16. The owner of each lot shall keep the vegetation and grass thereon cut to a height <br />less than eight (8) inches prior to construction, and shall keep the shrubs, vegetation and grass <br />thereon cut to a reasonable height after construction. There shall be no cottonwood trees planted. <br /> <br />17. No fences shall be constructed, on any lot in the subdivision, of barbed wire, <br />woven wire, or creosote-treated posts above ground or any other unsightly material; provided, <br />however, that a chain link fence not to exceed four (4) feet in height shall be permitted. Privacy <br />fences may not exceed six (6) feet in height. <br /> <br />18. All public sidewalks shall be constructed to comply with the requirements of the <br />building codes and ordinances of the City of Grand Island, Nebraska and shall have the edge of <br />such sidewalk furthest from the street one (1) foot inside the street right-of-way unless otherwise <br />required or permitted by the building codes and ordinances of the City of Grand Island, <br />Nebraska. The acceptance of a deed of conveyance by any purchaser or purchasers of any lot or <br />lots shall be construed as consent thereto. Such sidewalks will be constructed not later than the <br />time the home is built and earlier if required by the building codes and ordinances of the City of <br />Grand Island, Nebraska. <br /> <br />19. Any owner of any lot, or their heirs, devisees, personal representatives, <br />successors, assigns or grantees, in said Summerfield Estates Fifth and Sixth Subdivisions in the <br />City of Grand Island, Hall County, Nebraska shall be subject to a separate DECLARATION OF <br />RESTRICTIVE COVENANTS, RESTRICTIONS AND COVENANTS FOR SUMMERFIELD <br />ESTATES FIFTH AND SIXTH SUBDIVISIONS HOMEOWNERS' ASSOCIATION. Such <br />separate DECLARA nON OF RESTRICTIVE COVENANTS, RESTRICTIONS AND <br />COVENANTS FOR SUMMERFIELD ESTATES FIFTH AND SIXTH SUBDIVISION <br />HOMEOWNERS' ASSOCIATION shall provide for the formation of a homeowners' <br />association by the Owner to be known as "Summerfield Estates Fifth and Sixth Subdivision <br />Homeowners' Association" and for the determination by the Board of Directors ofthe <br />homeowners' association to be formed by the Owner known as "Summerfield Estates Fifth and <br />Sixth Subdivision Homeowners' Association" of assessments on owners of any lot, or their heirs, <br />devisees, personal representatives, successors, assigns or grantees, in Summerfield Estates Fifth <br /> <br />4 <br />
