<br />TRUSTEE'S DEED

<br />KNOW ALL MEN BY THESE PRESENTS: That John B. McDermott, a member of the
<br />Nebraska State Bar Association and Trustee, upon a Deed of Trust made and entered into on or
<br />about February 18,2003, by and between Craig Rex Edwards, a single person, Trustor, and Harlan
<br />D. Sorensen and Shirley A. Sorensen, Husband and Wife, Beneficiary, and John B. McDermott,
<br />Trustee, which Deed of Trust was filed on Febru::-.ry 20, 2003, in the R~gister of Dc cds cn-O:ce Gi
<br />Hall County, Nebraska, as instrument number 0200302065, herein called the Grantor, in
<br />consideration of Eighty-seven Thousand Dollars ($87,000.00), received from Grantee, docs hereby
<br />grant, bargain, sell, convey and confirm unto Harlan D. Sorensen and Shirley A. Sorensen, Husband
<br />and Wife, herein called the Grantee, the following described real property in Hall County, Nebraska:

<br />A tract of land located in the Southeast Quarter of the Southwest Quarter
<br />(SE1I4SW1I4l of Section Four (4), Township Eleven (11) North, Range Nine (9)
<br />West of the 6t P.M., in Hall County, Nebraska, and more particularly described as
<br />follows: Beginning at a point on the South line of said Section Four (4), which point
<br />is located One Thousand Three Hundred Eighty Seven (1,387.0) feet East of the
<br />Southwest corner of said Section Four (4), thence deflecting 90044' left and running
<br />Northerly a distance of Four Hundred Seventy Three and Seven Tenths (473.7) feet
<br />to the South right of way line of the Chicago-Burlington and Quincy Railroads;
<br />thence deflecting right and running Southeasterly along said South right of way line
<br />a distance of Three Hundred Fifty Nine and Eight Tenths (359.8) feet; thence
<br />deflecting right and running Southerly a distance of Three Hundred Seventy Eight
<br />and Thirty Seven Hundredths (378.37) feet to the South line of said Section Four (4);
<br />thence deflecting right and running West along the said South line a distance of
<br />Three Hundred Thirty Seven and Five Tenths (337.5) feet to the point of beginning.

<br />TO HAVE AND TO HOLD the above described premises together with all tenements,
<br />hereditaments, and appurtenances thereto belonging and to the Grantee.
<br />
<br />Grantor does hereby covenant with Grantee as follows:
<br />
<br />1. That Craig Rex Edwards, a single person, Trustor, failed to pay the Beneficiary
<br />payments which were contractually due and the Grantor, at the request ofthe Beneficiary, elected
<br />to declare the entire unpaid principal balance together with interest thereon at once immediately due
<br />and payable;
<br />
<br />2. That a notice of default was filed by Grantor on July 10, 2006, in the Register of
<br />Deeds Office of Hall County, Nebraska, as instrument number 0200606149. A copy of the notice
<br />of default was mailed to Craig Rex Edwards, Trustor, by certified mail, postage prepaid on July
<br />] 2, 2006, and signed for on July] 3, 2006;
