<br />This instrument, made this 14th day of July, 2006, between Eric H. Lindquist, a member of
<br />the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br />power of sale contained in that certain Deed of Trust recorded on August 28, 2000 as Instrument
<br />No. 0200006949 in the office of the Register of Deeds of Hall County, Nebraska, and the Secretary
<br />ofthe Department of Housing and Urban Development, hereinafter called "Grantee."
<br />
<br />WHEREAS, on April 25, 2006, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Gualberto Veliz Contreras, a single person, and
<br />Belinda M. Suarez Rios, a single person, Trustors, under that certain Deed of Trust recorded on
<br />August 28, 2000 as Instrument No. 0200006949 in the office of the Register of Deeds of Hall
<br />County, Nebraska, covering that certain premises described as:
<br />
<br />The East Sixty Feet (60') of the South Fifty Feet (50') of Lot Four (4), Block One
<br />(1), in Hann's Addition to the City of Grand Island, Hall County, Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on Apri127, 2006, as Instrument No. 0200603725.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on June 3, 2006, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 PM on July 13,2006. Publication of such notice was made
<br />for five consecutive weeks on June 3, 2006, June 10, 2006, June 17, 2006, June 24, 2006 and July 1,
<br />2006, the last publication being at least ten (10) days but not more than thirty (30) days prior to the
<br />date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John B. McDermott, attorney for Grantor, did at
<br />the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
<br />auction, and did sell the same to Wells Fargo Bank, N.A., successor by merger to Wells Fargo
<br />Home Mortgage, Inc. for the sum of $65,849.94, it being the highest bidder therefor. Wells Fargo
<br />Bank, N.A., successor by merger to Wells Fargo Home Mortgage, Inc. has assigned all of its right,
<br />title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $65,849.94 so bid
<br />and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br />assigns forever, all the estate, right, title and interest of which the said
