<br />REVOCABLE LIVING TRUST IN AGREEMENT dated the 17th day of December, 1992, as
<br />amended, pursuant to power therein, GRANTOR, for and in consideration of TWENTY-FOUR
<br />THOUSAND AND NOll 00 DOLLARS ($24,000.00), received from GRANTEES, LOYD A.
<br />LUEHR and JUDITH A. LUEHR, husband and wife, as tenants in common, conveys to
<br />GRANTEES the following-described real estate (as defined in Neb. Rev. Stat. 76-201) situated in
<br />Hall County, Nebraska:

<br />A tract of land comprising a part of the Southeast Quarter (SE 1;4) of Section Thirty
<br />(30), Township Ten (10) North, Range Eleven (11) West of the 6th P.M., in Hall
<br />County, Nebraska, more particularly described as follows: Beginning at a point
<br />on the south line of said Southeast Quarter (SE1;4), said point being Forty (40.0)
<br />feet west of the southeast corner of said Southeast Quarter (SE 1;4) also being a
<br />point on the westerly right-of-way line ofthe county road; thence northerly
<br />parallel to the east line of said Southeast Quarter (SE1;4), and along said right-of-
<br />way line, a distance of One Thousand Three Hundred Nineteen and Fourteen
<br />Hundredths (1,319.14) feet; thence westerly perpendicular to the east line of said
<br />Southeast Quarter (SE1;4) a distance of Three Hundred Sixty Five (365.0) feet;
<br />thence southerly parallel to the east line of said Southeast Quarter (SE1;4), a
<br />distance of One Thousand Three Hundred Eleven and Twenty-Five Hundredths
<br />(1,311.25) feet to the south line of said Southeast Quarter (SE1;4); thence easterly
<br />along the south line of said Southeast Quarter (SE1;4), a distance of Three Hundred
<br />Sixty Five (365.0) feet to the place of beginning, excepting a tract ofland more
<br />particularly described in Quit Claim Deed recorded in Book 128, Page 273, and
<br />excepting a tract of land more particularly described in plat for McCumber
<br />Subdivision recorded as Document No. 200606156,
<br />
<br />subject to easements and restrictions of record.
<br />
<br />GRANTOR covenants with GRANTEES that GRANTOR:
<br />
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances;
<br />
<br />(2) has legal power and lawful authority to convey the same; and
<br />
<br />(3) warrants and will defend title to the real estate against any acts of the
<br />GRANTOR.
