<br />WILLIAM W. MARSHALL and SHARON LEE MARSHALL, husband and wife
<br />(together, "Grantors"), in consideration of the sum of Ten Dollars ($10.00) and other good and
<br />valuable consideration received, do hereby grant, sell, convey and confirm unto SHARON L.
<br />MARSHALL, TRUSTEE, AND HER SUCCESSORS IN TRUST, UNDER THE SHARON L.
<br />MARSHALL REVOCABLE LIVING TRUST, DATED JANUARY 26, 1995, AND ANY
<br />AMENDMENTS THERETO ("Grantee"), the following described real estate (as defined in Neb.
<br />Rev. Stat. 76-201) situated in the County of Hall and State of Nebraska, to wit:

<br />Lot One (1), in Block Eight (8), in a Replat of Riverside Acres, an Addition to the
<br />City of Grand Island, Hall County, Nebraska.

<br />Together with all the tenements, hereditaments, and appurtenances thereto belonging or
<br />in anywise appertaining.

<br />Grantors covenant with Grantee that Grantors: (1) are lawfully seised of such real
<br />estate, subject to all covenants, conditions, restrictions, encumbrances and easements of
<br />record; (2) have legal power and lawful authority to convey the same; and (3) warrant and will
<br />defend title to the real estate against the lawful claims of all persons except as may be above
<br />stated.
