<br />TRUSTEE'S DEED

<br />This instrument, made this ) (P day of April, 2006, between Eric H. Lindquist, a
<br />member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
<br />pursuant to a power of sale contained in that certain Deed of Trust recorded on March 13, 2001 as
<br />Instrument No. 0200101964 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />the Secretary of the Department of Housing and Urban Development, hereinafter called
<br />"Grantee."
<br />
<br />WHEREAS, on February 3, 2006, Eric H. Lindquist, as Successor Trustee, executed a
<br />Notice of Default pursuant to which notice was given to Todd Braesch and Nicole Braesch, husband
<br />and wife, Trustors, under that certain Deed of Trust recorded on March 13,2001 as Instrument No.
<br />0200101964 in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br />premises described as:
<br />
<br />The North Fifty Four (N54) feet of Lots Nine (9) and Ten (10) in Block Thirty
<br />Five (35), Charles Wasmer's Addition to the City of Grand Island, Hall County,
<br />Nebraska,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfY
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on February 7, 2006, as Instrument No. 0200601066.

<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on March 11, 2006, Grantor caused to be published in The
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on April 20, 2006. Publication of such notice was made
<br />for five consecutive weeks on March 11,2006, March 18,2006, March 25,2006, April 1, 2006 and
<br />April 8, 2006, the last publication being at least ten (10) days but not more than thirty (30) days
<br />prior to the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to CitiMortgage, Inc. for the sum of
<br />$76,204.01, it being the highest bidder therefor. CitiMortgage, Inc. has assigned all of its right, title
<br />and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $76,204.01 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
