<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this '~\.p day of June, 2006, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on January 7, 2005 as Instrument
<br />No. 0200500208 in the office of the Register of Deeds of Hall County, Nebraska, and JP Morgan
<br />Chase Bank, as Trustee for certificateholders of Bear Stearns Asset Backed Securities Trust
<br />2005-SD2, Asset Backed Certificates, Series 2005-SD2, hereinafter called "Grantee."
<br />
<br />WHEREAS, on March 30, 2006, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Robert A. Warnes and Candace L. Warnes,
<br />husband and wife, Trustors, under that certain Deed of Trust recorded on January 7, 2005 as
<br />Instrument No. 0200500208 in the office of the Register of Deeds of Hall County, Nebraska,
<br />covering that certain premises described as:
<br />
<br />LOT 2, BLOCK 9, ORIGINAL TOWN, NOW CITY OF GRAND ISLAND,
<br />HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on April 3, 2006, as Instrument No. 0200602857.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
<br />
<br />Subsequent thereto, beginning on May 1], 2006, Grantor caused to be published in the
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. June 22, 2006. Publication of such notice was made for
<br />five consecutive weeks on May 11, 2006, May 18, 2006, May 25, 2006, June 1, 2006 and June 8,
<br />2006, the last publication being at least ten (10) days but not more than thirty (30) days prior to the
<br />date of sale.

<br />A copy of such notice of thc time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />R.R.S. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Mortgage Electronic Registration
<br />Systems, Inc. for the sum of $95,503.08, it being the highest bidder therefor. Mortgage Electronic
<br />Registration Systems, Inc. has assigned all of its right, title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of$95,503.08 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
