<br />, ..~ <br /> <br />, , <br /> <br />200606322 <br /> <br />TRACT #1 <br /> <br />The centerline of the twenty (20.0) foot wide utility easement and right-of-way <br />being more particularly described as follows: Commencing at the Southwest <br />corner of Lot Seventy Eight (78) Industrial Addition to the city of Grand <br />Island; thence southeasterly along the southerly line of said Lot Seventy <br />Eight (78), a distance of two hundred twenty three and seventy eight <br />hundredths (223.78) feet to the ACTUAL Point of Beginning of Tract #1; <br />thence deflecting left 121057'35" and running in a northerly direction, a <br />distance of one hundred fourteen and thirty two hundredths (114.32) feet; <br />thence continuing northerly on the last described course, a distance of forty <br />two and sixty eight hundredths (42.68) feet. The side lines of the above <br />described tract being prolonged or shortened as required to terminate on the <br />boundary of Grantor's property. <br /> <br />TRACT #2 <br /> <br />The centerline of the twenty (~O.O) foot wide utility easement and right-of-way <br />being more particularly described as: Commencing at the Southwest corner <br />of Lot Seventy Eight (78) Industrial Addition to the city of Grand Island; <br />thence southeasterly along the southerly line of said Lot Seventy Eight (78), <br />a distance of seventy nine (79.0) feet to the ACTUAL Point of Beginning of <br />Tract #2; thence deflecting left 49001 '06" and running in a northeasterly <br />direction, a distance of one hundred twenty nine and five hundredths <br />(129.05) feet to a point on the centerline of Tract #1. The side lines of the <br />above described tract shall be prolonged or shortened as required to <br />terminate on the boundary of Grantor's property. <br /> <br />The above-described easements and right-of-ways containing a combined <br />total of 0.127 acres, more or less, as shown on the plat dated 6/20/2006, <br />marked Exhibit "A" attached hereto and incorporated herein by reference, <br /> <br />together with the following rights: <br /> <br />Grantee shall have unrestricted ingress and egress to the above-described <br /> <br />easement and right-of-way for any purpose necessary for the surveying, construction, <br /> <br />inspection, maintenance, repair, replacement, relocation, extension, removal, and <br /> <br />operation of such public utilities and appurtenances. Such rights of ingress and egress <br /> <br />shall be exercised in a reasonable manner. <br /> <br />Grantee shall have the right to excavate and refill ditches and trenches necessary <br /> <br />for such public utilities and appurtenances; to remove, clear, and keep clear, trees, bushes, <br /> <br />- 2 - <br />
