<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this )}/ day of May, 2006, between Eric H. Lindquist, a member
<br />of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on December 26, 2001 as
<br />Instrument No. 0200113317 in the office of the Register of Deeds of Hall County, Nebraska, and
<br />the Secretary of the Department of Housing and Urban Development, hereinafter called
<br />"Grantee. "

<br />WHEREAS, on March 2, 2006, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Sinclair L. Gomez and Andrea N. Gomez, husband
<br />and wife, Trustors, under that certain Deed of Trust recorded on December 26, 2001 as Instrument
<br />No. 0200113317 in the office of the Register of Deeds of Hall County, Nebraska, covering that
<br />certain premises described as:
<br />
<br />LOT THREE (3), BLOCK TEN (10), SCHIMMER'S ADDITION TO THE
<br />CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to selI or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 6, 2006, as Instrument No. 0200601905.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on April 8, 2006, Grantor caused to be published in Grand
<br />Island Daily Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on May 17,2006. Publication of such notice was made
<br />for five consecutive weeks on April 8, 2006, April 15, 2006, April 22, 2006, April 29, 2006 and
<br />May 6, 2006, the last publication being at least ten (10) days but not more than thirty (30) days prior
<br />to the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76~ 1 008
<br />RRS. Nebraska.
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to CitiMortgage, Inc., successor by merger
<br />with First Nationwide Mortgage Corporation for the sum of $72,492.00, it being the highest bidder
<br />therefor. CitiMortgage, Inc., successor by merger with First Nationwide Mortgage Corporation has
<br />assigned all of its right, title and interest in such bid to Grantee.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of $72,492.00 so bid
<br />and paid as aforesaid, 1, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
