<br />TRUSTEE'S DEED
<br />
<br />This instrument, made this L day of June, 2006, between Eric H. Lindquist, a member
<br />ofthe Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
<br />a power of sale contained in that certain Deed of Trust recorded on September I, 2005 as Instrument
<br />No. 0200508626 in the office of the Register of Deeds of Hall County, Nebraska, and CitiFinancial,
<br />Inc., hereinafter called "Grantee."

<br />WHEREAS, on March 20, 2006, Eric H. Lindquist, as Successor Trustee, executed a Notice
<br />of Default pursuant to which notice was given to Amanda Jurgens, a single person, Trustor, under
<br />that certain Deed of Trust recorded on September 1, 2005 as Instrument No. 0200508626 in the
<br />office of the Register of Deeds of Hall County, Nebraska, covering that certain premises described
<br />as:
<br />
<br />THE SOUTHERLY FORTY TWO (42) FEET OF LOT FOUR (4), BLOCK
<br />TWENTY THREE (23) IN NAGYS ADDITION TO THE CITY OF GRAND
<br />ISLAND, HALL COUNTY, NEBRASKA,
<br />
<br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting
<br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
<br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
<br />Hall County, Nebraska, on March 23,2006, as Instrument No. 0200602469.
<br />
<br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br />pursuant to said Deed of Trust and in compliance with Section 76-1008 RRS. Nebraska.
<br />
<br />Subsequent thereto, beginning on April 29, 2006, Grantor caused to be published in the
<br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a
<br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
<br />described property would be sold at public auction to the highest bidder for cash or certified or
<br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1st & Locust Street, Grand
<br />Island, Hall County, Nebraska at 2:00 p.m. on June 6, 2006. Publication of such notice was made
<br />for five consecutive weeks on April 29, 2006, May 6, 2006, May 13,2006, May 20, 2006 and May
<br />27,2006, the last publication being at least ten (10) days but not more than thirty (30) days prior to
<br />the date of sale.

<br />A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
<br />RRS. Nebraska,
<br />
<br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist,
<br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said
<br />property for sale at public auction, and did sell the same to Grantee for the sum of $32,585.66, it
<br />being the highest bidder therefor.
<br />
<br />NOW, THEREFORE, in consideration of the premises and of the sum of$32,585.66 so bid
<br />and paid as aforesaid, I, Eric H. Lindquist, Successor Trustee, do hereby grant and convey unto said
<br />Grantee, its successors and assigns forever, all the estate, right, title and interest of which the said
<br />Amanda Jurgens, a single person, and her successors in interest, were seized or possessed at the
