<br />You are hereby given Notice of Default under a Deed of Trust
<br />executed by MARY ANN KEESHAN, a widowed person, dated February 20,
<br />2004, and recorded February 25, 2004, as Document No. 0200401647
<br />in the Office of the Register of Deeds of Hall County, Nebraskai
<br />said Deed of Trust securing the fOllowing property:
<br />
<br />LOT SIXTEEN (16), BLOCK FOUR (4), IN REPLAT OF RIVERSIDE
<br />ACRES, AN ADDITION TO THE CITY OF GRAND ISLAND, HALL
<br />COUNTY, NEBRASKA, known as 2208 Cottonwood Drive,
<br />Grand Island, Nebraska 68801
<br />
<br />said Deed of Trust being in favor of Five Points Bank, a Nebraska
<br />Banking Corporation, Trustee and Beneficiary under said Deed of
<br />Trust.
<br />
<br />Said defaul t under the terms of said Deed of Trust has
<br />occurred by virtue of nonpaYment of the payments as they became
<br />due and payable under a Promissory Note dated September 20, 2002,
<br />and designated as Loan No. 775238, in the principal sum of ONE
<br />HUNDRED FIFTY THOUSAND FIVE HUNDRED EIGHTY THREE DOLLARS
<br />($150,583.00), payable in nine (9) payments in the amount of Eight
<br />Thousand Seven Hundred Forty-Three Dollars and Fourteen Cents
<br />($8,743.14) and one final paYment in the amount of One Hundred
<br />Twenty Nine Thousand Sixty Three Dollars and Thirty-Eight Cents
<br />($129,063.38), last paYment due March 10, 2006, in the amount of
<br />$8,743.14 plus interest in the amount of $1,780.55 for a total due
<br />of NINE THOUSAND SIX HUNDRED SEVENTEEN DOLLARS and FORTY-FOUR
<br />CENTS ($9,617.44) and per diem interest accruing at the rate of
<br />$76.29 from and after March 10, 2006.
<br />
<br />In addition, Trustors are hereby liable to Trustee, Five
<br />Points Bank, for all fees and costs associated with this default
<br />and recovery pursuant to Nebraska Statute 976-1012.
<br />
<br />By virtue of said default, Trustee , Five Points Bank, has
<br />determined to sell or cause to be sold the trust property to
<br />satisfy the obligations referred to above.
<br />
<br />The default may be cured within Thirty (30) days of the
<br />filing of this Notice, and the obligations of the Deed of Trust
<br />may be thereby reinstated as provided in Nebraska Statute 976-
<br />1012.
