Lindquist, a member <br />ofthe Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to <br />a power of sale contained in that certain Deed of Trust recorded on April 19, 2000 as Instrument <br />No. 0200003138 in the office ofthe Register of Deeds of Hall County, Nebraska, and the Secretary <br />of the Department of Housing and Urban Development, hereinafter called "Grantee." <br /> <br />WHEREAS, on February 8, 2006, Eric H. Lindquist, as Successor Trustee, executed a <br />Notice of Default pursuant to which notice was given to Edward Sanchez and Suzanne M. Sanchez, <br />husband and wife, Trustors, under that certain Deed of Trust recorded on April 19, 2000 as <br />Instrument No. 0200003138 in the office of the Register of Deeds of Hall County, Nebraska, <br />covering that certain premises described as: <br /> <br />LOTS ONE (1) AND TWO (2), BLOCK SIXTY-FIVE (65), WHEELER AND <br />BENNETT'S SECOND ADDITION TO THE CITY OF GRAND ISLAND, <br />HALL COUNTY, NEBRASKA, <br /> <br />that a breach of an obligation for which the trust property was conveyed had occurred, and setting <br />forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy <br />the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of <br />Hall County, Nebraska, on February 10,2006, as Instrument No. 0200601188. <br /> <br />A copy of such Notice of Default was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska. <br /> <br />Subsequent thereto, beginning on March 22, 2006, Grantor caused to be published in The <br />Grand Island Independent, a newspaper having a general circulation in Hall County, Nebraska, a <br />Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the <br />described property would be sold at public auction to the highest bidder for cash or certified or <br />cashier's check, at the lower level lobby of the Hall County Courthouse, 1 st & Locust Street, Grand <br />Island, Hall County, Nebraska at 2:00 p.m. on May 2, 2006. Publication of such notice was made <br />for five consecutive weeks on March 22, 2006, March 29,2006, April 5, 2006, April 12,2006 and <br />April 19, 2006, the last publication being at least ten (10) days but not more than thirty (30) days <br />prior to the date of sale. <br /> <br />A copy of such notice of the time and place of sale was thereafter mailed to all parties <br />entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008 <br />R.R.S. Nebraska. <br /> <br />Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Eric H. Lindquist, <br />Successor Trustee, did at the time and place mentioned in said Notice of Trustee's Sale, offer said <br />property for sale at public auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of <br />$71,078.19, it being the highest bidder therefor. Wells Fargo Bank, N.A. has assigned all of its <br />right, title and interest in such bid to Grantee. <br /> <br />NOW, THEREFORE, in consideration of the premises and ofthe sum 0[$71,078.19 so bid <br />and paid as aforesaid, I, Eric H.
