<br />North Half of the Southeast Quarter (N~SE~) of Section
<br />Five (5), Township Ten (10) North, Range Nine (9), West
<br />of the 6th P.M., Hall County, Nebraska.

<br />TO HAVE AND TO HOLD the premises above described, together
<br />with all the tenements, hereditaments and appurtenances thereunto
<br />belonging, unto the said Grantee and to Grantee's successors and
<br />assigns forever. And we hereby covenant with the said Grantee
<br />and with Grantee's successors and assigns, that we are lawfully
<br />seized of said premises, that they are subject to public utility
<br />easements of record but free of any and all other liens or
<br />encumbrances of any kind, and that we have good right and lawful
<br />authority to sell the same; and we hereby covenant to warrant and
<br />defend the title to said premises against the lawful claims of

<br />By the acceptance and recording of this Deed the Option to
<br />Purchase and the Deed of Trust with Power of Sale recorded as
<br />Document Nos. 200405003 and 200406209 are merged into the fee
<br />simple ownership of Buyer and have no further legal force or
<br />effect.
