Grange, Pedersen & Brown, a Nebraska partnership ("Grantor") is <br />currently the owner of record of the following described real estate hereinafter referred to as <br />"Tract 1", to-wit: <br /> <br />The North 55' of the East Half (E'12) of Lot Seven (7) and the North 55' of Lot Eight (8), <br />Block Sixty-Five (65), Original Town, now City of Grand Island, Hall County, Nebraska; <br /> <br />and <br /> <br />WHEREAS, by Warranty Deed dated November 8, 2005, Grantor deeded to Joseph J. <br />Vavricek and Janet R.
